Why remodeling in Houston is different

A contractor from anywhere can hang cabinets. These four things are what separate a Houston remodel that lasts from one that cracks in three summers.

Post-tension slabs

We scan before any cut into concrete. Nicking a tensioned cable is a five-figure structural repair, and it happens to contractors who guess.

Clay soil movement

Gulf Coast clay swells and shrinks by inches a year. We shim and scribe to the floor as it actually sits, and we say so plainly when leveling should come first.

Flood recoverability

In Meyerland and Braeswood we build so the next storm is a cleanup, not a gut job: elevated outlets, closed-cell foam, tile in place of wood.

Two permitting authorities

City of Houston or unincorporated Harris County, and Bellaire and West University run their own. Which applies depends on your address, not your mailing city.

Houston remodeling questions, answered

How much does a kitchen remodel cost in Houston?

It depends on how much of the room comes apart. A refresh keeps the layout and refaces the cabinet boxes. A full remodel goes down to studs and slab. An open-concept build removes walls and adds custom cabinetry. Our cost guide publishes low, typical and high figures for all three.

How long will my remodel take?

Kitchens run 10 to 14 weeks from demolition. Hall bathrooms run 4 to 6 weeks. A whole-home renovation on a 2,000 square foot slab house runs 4 to 7 months. Add one to three weeks for City of Houston or Harris County permit review, and six to ten weeks of cabinet lead time that we start before demolition, not after.

Do you handle the permits?

Yes, pulled in our name, with the inspections met by us. Inside city limits that is the City of Houston Permitting Center; in unincorporated areas it is Harris County; Bellaire and West University Place run their own departments. Structural changes, new plumbing or gas, added circuits, additions and garage conversions all require one.

Is the estimate really free, and is the price really fixed?

The in-home visit and the written proposal are free, with no obligation, and the document is yours to keep and compare. Approve the scope and it becomes a fixed-price contract with allowances stated in dollars per unit. After that, the only thing that moves the number is a change order you approve in writing first.

How do payments work?

A deposit at signing, then progress payments tied to finished milestones: demolition complete, rough-in inspection passed, cabinets set, substantial completion. Final payment comes after your punch list is cleared, not before. We never ask for the full amount up front and we do not discount for cash.

Can we live in the house during the work?

For one kitchen or one bathroom, most families stay. We build zippered dust walls with negative air, protect the path in and out, and sweep the site every evening. For a whole-home scope, or anything cutting plumbing across the slab, plan to move out for part of it: we tell you which weeks at proposal, not at demolition.

Do you work on slab foundations and flood-damaged houses?

Nearly every house we touch sits on a post-tension or rebar slab, and we scan before we cut. We know what Gulf Coast clay does to door frames, grout lines and cabinet runs over sixty years. We have rebuilt houses flooded by Harvey and by later storms: elevated outlets, closed-cell foam, tile instead of wood, moisture-resistant board low on the walls.

What warranty do I get?

Two years on our workmanship, plus the manufacturer warranty on every product installed: you get those registration documents at closeout, along with paint colors, tile SKUs and appliance model numbers. If a caulk joint fails in month eighteen, you call the same number you called at the start.
